CLEANPAD GUIDE · AIRBNB

Airbnb cleaning fee calculatorPrice the turnover you actually do,
then check what the guest sees.

There is no official “average Airbnb cleaning fee” for your street. There is your turnover: how long it takes, what you pay for the hours, what the laundry and supplies cost. Start from that, then look at the fee as a share of the stay, which is the number guests compare.

What Airbnb says the fee is for

The host sets the cleaning fee in the listing (Calendar → Pricing → Fees). Airbnb describes it as covering “the housekeeping you expect to do after hosting guests”. Unexpected cleaning, such as removing smoke odours, is not what the fee is for; that goes through AirCover damage protection. Hosts can also offer a lower cleaning fee for stays of one or two nights, and the fee is fixed at the time of booking, so check it after a reservation is changed (Airbnb Help Center). Fees are not refunded once a trip is completed.

In 2021 Airbnb said that 45 percent of active listings globally charged no cleaning fee, and that for listings that did, the fee was on average less than 10 percent of the total reservation cost (Airbnb Newsroom, 18 May 2021). That is the only fee average Airbnb has published that we could find, it is global and it is from 2021. Treat it as a sanity check, not a target.

The formula

Cost per turnover = (cleaning hours × hourly cost) + (linen sets × laundry cost per set) + consumables per stay + travel or other.

Two of those inputs need your own numbers. Time two or three real turnovers with a phone timer from arrival to handoff; do not use someone else’s estimate. For the hourly cost, use what you actually pay. If you have nothing yet, the U.S. Bureau of Labor Statistics May 2025 estimates for maids and housekeeping cleaners give a reference range (BLS OEWS, May 2025):

PercentileHourly wage3 hours of cleaning
25th$14.59$43.77
Median$17.07$51.21
75th$19.03$57.09
90th$23.35$70.05

These are employee wages, nationally, across all employers; the largest employer group is traveler accommodation, with 415,160 of the 860,670 jobs. An independent cleaner or a cleaning company charges more than a wage because the price also covers travel, equipment, insurance and unpaid gaps between jobs. The three-hour column is arithmetic on the wage, not a typical turnover time.

Cost per turnover: $51.21.

Runs in this page only; nothing is sent or saved. Laundry and consumables start at $0 because they depend entirely on your set-up. Service fees and taxes are left out of the share.

Read the fee as a share of the stay

A guest sees the cleaning fee next to the nights. The same fee is a very different share of a two-night and a seven-night stay. With a $150 nightly rate and a $75 fee, the share of nights plus cleaning fee is:

NightsNights totalFee share
1$15033.3% (75 ÷ 225)
2$30020.0% (75 ÷ 375)
3$45014.3% (75 ÷ 525)
7$1,0506.7% (75 ÷ 1,125)

That curve is the reason the short-stay cleaning fee exists. If your cost is fixed per turnover, short stays carry it badly; a lower one-or-two-night fee with a slightly higher nightly rate spreads it differently without changing your cost.

Things that change the cost, not the fee

Cleanpad setup with checkout and next check-in times and the resulting 5 hour window
The window between checkout and next check-in caps the hours one cleaner has; more work in the same window means more cleaners, and more cost.
